This is a simple outline for the crowd funding platform being created by Connecticut Real Estate. Connecticut Real Estate will be developing socially responsible projects that show environmental, ethical, philanthropic and economic responsibility.  We plan to use sustainable construction methods to build communities that allow people to live, learn, work, play and worship. Housing is the cornerstone and will serve people from all walks of life including older people and disabled people. We are building communities for people from all walks of life.  It won’t happen overnight, so each day we will step forward and ask people to join the quest.  Global peace and a perfect world sound great but chasing perfection doesn’t usually work out well.  We would like to leave the world a better place.  We would like to create a legacy to be proud of and we would like your help. Below is an example of some of our concepts.

We plan to create a crowdfunding site that will generate 5 sources of donations and investments. We plan to cautiously explore blockchain options as well as traditional currency methods of processing funding.

  1. Peer-to-Peer (P2P) Lending Crowdfunding:
    Lending crowdfunding allows an entrepreneur, non-profit entity or business to borrow money from a group of people instead of a bank. Connecticut Real Estate’s socially oriented housing projects can offer a high rate of return and a flexible payback. We hope to connect with investors who want to lend money on socially responsible projects and do well by doing good.  We believe our mixed-use concept of housing satisfies many objectives of the homeowner, town hall, and investors.  Having all three work together on projects they believe minimizes risk. Interest rates are usually between 6% and 36%, and loan amounts may vary between $1,000 and $40,000. The average repayment term is about 36 months.  The first $1,000,000 is likely to see a 300% return within 3 years as the majority of capital will be used for app development, land acquisition and approvals.  Connecticut Real Estate will allow our clients to use our platform and land use expertise for a small percentage-based fee.
  2. Donation-Based Crowdfunding:
    There are many charitable aspects to our projects.  Connecticut Real Estate’s Crowdfunding platform will allow for donors to donate to a specific project that strikes a chord with them.  This will allow the business to expand by providing revenue to socially responsible projects that would not fit into the usual business plan.  We hope to inspire confidence in our donors with timely updates that will be available on our app and through our events that are designed to increase donation amounts.  GoFundMe is the most popular donation-based crowdfunding platform, resulting in a total of $5 billion in donations for charitable causes. Our app will integrate into other donation sites such as Gofundme to increase our exposure.  The app will be available to our tenants to raise money for community projects, worship-related needs and even health care expenses.
  3. Rewards-Based Crowdfunding:
    The Connecticut Art Gallery is entwined into Connecticut real estate and is expected to be the largest retailer in the state in just a few short years.  The Gallery promotes authors, musicians, artists and performing artists. Reward-based platforms include donations, and they provide a specific reward to donors. We foresee the rewards to be art related and locally created.  Kickstarter and IndieGogo are very popular reward-based crowdfunding platforms utilized mainly by artists, musicians, designers, and filmmakers to fund everything from music and films to technologies and designs.  With rewards-based funding, a goal must be met to obtain the funding and distribute the rewards.  “It’s all or nothing.”
  4. Equity-Based Crowdfunding:
    Connecticut Real Estate will allow contributors to become partial owners of the project or company after trading capital for equity shares. Contributors to our business and equity-based crowdfunding projects will receive a financial return on investment and a share of the profits in the form of a distribution or dividend.  This profit will be offered as a set percentage with tiers based on contribution amounts.
  5. Hybrid-Based Crowdfunding:
    To widen our appeal hybrid platforms will be created that blend the above models. Our goal is to harmoniously blend the elements of crowdfunding with equity and debt investment.  This choice will only be available to lead investors, highly experienced investors who invest in a substantial amount in equity crowdfunding campaigns.
