Connecticut Active Adult Communities

Connecticut Active Adult Communities are housing solutions which are meant for people who are either 55 years of age or older. These are convenient alternatives to single-family homes for those who are retired or are approaching the retirement age.

There are basically two types of active adult communities- age-targeted and age-restricted. The first option is meant for all the people above the age of 55 but the second option requires 80% of homeowners to be 55 or above.
The term ‘active’ indicates that the residents of these communities are either working full time or part time. They are active and busy with their professional lives. This is the reason why active adult communities do not provide facilities like assistance for daily activities, housekeeping, meals, personal care or medication. The residents take care of themselves and maintain their homes as well.
Features of active adult communities

  • A wide range of on-site activities are available which the residents of the community can take part in like golf, swimming, biking, dancing, jogging, yoga, pilates, walking. Apart from these activities, there are other social pastimes offered as well in the form of art classes, cookouts, movie nights and gatherings.
  • These communities are located near medical facilities and offer access to shopping centers, parks and cultural spots so that the residents can get whatever they want within easy reach.
  • There are multiple housing options to choose from including condos, apartments, townhouses, custom constructions or readymade homes. Developers use a common plot of land to build various houses for the active adult community. So the residents are not need to bother about exterior maintenance like cleaning the pool or mowing the lawn.
  • Home owners need to pay a monthly maintenance fee to get amenities like internet connectivity, garbage collection, satellite TV and security.

Benefits of living in active adult communities:

  1. i) Independent lifestyle- Residents get to enjoy independent and active lifestyles even while living within a community. They get all the latest amenities without having to bother about maintaining them.
  2. ii) Close-knit community- As people grow older, they require the company of friends belonging to the same age group to pass the time. Active adults communities offer residents the chance to have an active social life through participation in events and activities.

iii) Security and affordability- Housing units in such communities generally cost less than single-family homes and other similar properties. The cost of living is manageable and residents get a secure home which offers both privacy as well as the opportunity to mingle with neighbors.
Finding the right active adult community becomes easy with the help of a good real estate broker.

According to the Retirement Living Information Center, “Active Adult Communities include single-family homes, town homes, cluster homes, multifamily housing and manufactured housing. There are two types: age-restricted and age-targeted.
Age-Restricted Communities are specifically aimed at persons age 55 and older. Under rules set down by the US. Department of Housing & Urban Development (HUD) in the Fair Housing Act, the housing must include at least one person who is age 55 or older in at least 80 percent of the occupied units. Anyone under the age of 19 is restricted from being a permanent resident. Residents typically lead an independent, active lifestyle in a country club setting where they can take advantage of amenities such as a clubhouse, a golf course, walking trails, hobby centers, computer labs, and other recreational spaces. These communities are not equipped to provide increased care or health related services. Outdoor maintenance normally is included in a monthly homeowner’s association or condominium fee.

Age-Targeted Communities offer single-family homes, town homes, cluster homes, manufactured housing and multi-family housing. Their marketing targets adults age 55 or older but they are not explicitly age-restricted. Residents lead an independent, active lifestyle where amenities may include a clubhouse, golf course, walking trails, and other recreational spaces. The communities do not provide health care or health-related services. Outdoor maintenance is typically included in a monthly homeowner’s association or condominium fee.”
